Sample Condominium:
Hutchinson Island (Martin County), Florida
This specific condo just sold!  We are maintaining              the presentation since a few quite similar properties in                      Maritime West remain on the market.

Whether you're in Minneapolis, Stockholm, or Moscow; Fairbanks or Tokyo; Johannesburg or Dubai; Buenos Aires or Hong Kong . . . here is a true Gem of a Florida hideway for you, a wonderful Winter or all-year refuge for you and your family. And for American coastal real estate, at a most attractive price. Your title to this condominium also offers the many advantages of U.S. property ownership. One is facilitated travel into the US for recurrent part-time residents or investors (check with your attorney or the US Embassy for details). You'll be tempted by the world class game-fishing, golf, and Florida lifestyle to spend more than just your Winters here.

There are twenty-five homes in Maritimes West. Nine owners live there permanently. This is such a fine community that the current owners are selling their unit only to buy a larger unit for their growing family in the same complex. Tennis courts, pool, and a community building are on the river-side. There are clam bakes, Valentine’s, Mardi Gras, and Super Bowl parties, along with New Year’s Eve progressive dinners with fireworks across the mile-wide Indian River. Gatherings abound in this cordial atmosphere. No matter your origin, as a new resident you're assured a warm welcome at Maritimes West!

THE PROPERTY

This property is a two- or three-bedroom* / two-bath 2nd floor condo unit. It is housed in a two-story eight-unit building on Hutchinson Island and enjoys magnificent views of the mile-wide (1.61km) Indian River. Located on a barrier island between the ocean and the river, the residence affords direct access -- just across the street -- to Atlantic Ocean sun, sand, surf, and shelling. This unit is 50% larger than most two-bedroom condos on the Island; and being located in Martin County, there is a three-story height limit. This county ordinance prevents the construction of any unsightly high-rise buildings which otherwise might impede your view. Here are some specifics:
Area: 1472 ft.2 (136¾ m.2)
Price: JUST SOLD!
Price/ft.2 (m.2):
Setting:Indian River front / Ocean rear
Bedrooms:three *
Bathrooms:two
Year Built:1975, upgraded 2005-2006

* The additional room can be used either for an office or as a small third bedroom.

PRACTICAL MATTERS
Residents and guests enjoy ample and secure PARKING within the complex.
THE CONDOMINIUM FEE: is set at US $600 (€405) per month. Unlike virtually every other condominium quote you'll see, this sum covers all property insurance; all exterior maintenance (from the inner walls to the outsides of the buildings); maintenance of landscaping, pool, tennis courts, and the dock area; common area utilities; and incidentals.
SHOPPING: both the Jensen Beach and Stuart causeways to the mainland lie ten minutes away, north and south. Major shopping on the mainland includes the Treasure Coast Mall in Jensen Beach (Macy's, Dillard's, Regal 15 Theaters, Border's Books, et al) and a variety of independent retailers in Stuart. Incidentally, the YMCA community center and Martin Memorial Hospital lie just 10 minutes from the causeways.
FOR CHILDREN: there are various parks on the Island with playground sets and attractions. Also, in Stuart children enjoy the Elliot Museum, the House of Refuge, and the Oceanographic Society of Live Sea Creatures (an exhibition and feeding of live sting rays). At Jensen Beach lies the Riverside Museum for Children with another outside park.

A WORD ABOUT HURRICANES
You'll have no worries about damage from hurricanes. These units stood against two category-3 hurricanes and one category-4 hurricane in subsequent years. Thanks to the buildings' superior concrete structure, there was NO damage! In 2006, new 180-mph (290-kmph) windproof metal roofs were installed. And as a voluntary upgrade, all of the already storm-resistant windows and doors are in process of replacement.

SPORT FISHING
Live in the Sailfish Capital of the World! If game fishing is a new sport to you, Welcome Aboard! . . . old-timers here are eager to show you the ropes. For example, the unit's current owners have a 24-foot (7.3m) boat by which they access the ocean in just 10 minutes!* This year alone, they've caught a dozen sailfish, numerous dolphin, cobia, kingfish, bonita, snapper, and grouper -- just 6 miles offshore. Docks at the property are available to interested buyers.

* "No-Wake Zones" do not exist in this area . . . rare on the Florida coast. This means you can leave your dock and be out in the fishing grounds almost immediately -- icing on the cake!

GOLF
Stuart, Florida is a golf destination. There are over 25 golf courses within a 30 minute drive from Hutchinson Island. These courses range from very affordable to the truly elite. Nearby Hobe Sound -- the homes of Greg Norman, Nick Price, and newest resident, Tiger Woods -- and its surrounding courses are incredible. Greg Norman’s new course, the Medalist, and McArthur’s are two of the renowned new attractions. The PGA club, where all new golf professionals go to school, is located 30 minutes away in Port St. Lucie. There are two Tom Fazio and one Pete Dye courses on site. Numerous public courses as well are available for all levels of golfers.

REGIONAL ORIENTATION
Hutchinson is a barrier island, three miles (4.8km) long, which forms a section of Florida's famed "Treasure Coast" (so-named because the Spanish treasure fleet shipwrecked here in the catastrophic year of 1715). The Island is serviced by US Highway A1A (Ocean Boulevard). The Indian River -- your living room view -- also forms a part of the Atlantic Intracoastal Waterway, which provides sheltered navigation between Key West, Florida and Norfolk, Virginia. Disney World at Orlando lies 2½ hours North, driving time. The glitz, glamor, and bling-bling of Miami lies 1½ hours South, and bohemian Key West lies 3-or-4 hours to the extreme South -- final island of the Florida Keys.

Now . . . let's visit the property! First, we'll "parachute" in from ~20,000 feet (~6000 m.) so you can see the entire island and Florida's Atlantic coast. We'll float on down for some aerial views of the island and neighborhoods. Then we'll land (gently!) and stroll around the condominium grounds. Next, we'll take a detailed tour of the property, then finish our visit in the living room, relax with a favorite beverage, and watch a truly awesome sunset from the balcony. Come along . . . let's go! Please click HERE and join me for the tour.
